BOOKING TERMS & CONDITIONS

THANK YOU FOR CHOOSING TO BOOK WITH US – WE HOPE YOU WILL ENJOY YOUR STAY. THE FOLLOWING TERMS AND CONDITIONS APPLY TO YOUR BOOKING. THEY FORM THE TERMS OF A LEGALLY BINDING CONTRACT BETWEEN US AND YOU.

Price

The price payable includes accommodation and breakfast for the number of nights stated on your booking. If any other meals are included, these will also be stated on you booking.


Deposit

A deposit is required at the time of booking, to be paid by credit or debit card.
A 50% deposit is required on all stays. Deposits are refundable as long as we are given at least 28 full days notice prior to your date of arrival, of any cancellation. Any amendments to bookings within 28 days of your arrival date will be treated as a cancellation. Please be aware that if you cancel or amend your booking within 14 days of your arrival date, you will be liable for the total cost of the booking (this includes checking out before the end of your booked stay).For this reason we suggest that you consider holiday insurance. However, if we are able to re-let the room at the same rate and for the period booked then the deposit will be refunded and no further payment will be required (this does not apply to amended bookings).
Balance payments are due on your morning of departure.
If you have not pre-booked then you will be required to pay the fully amount due for the whole of your stay on arrival.


Confirmation of Booking

Your booking will be completed when we acknowledge receipt of your booking request and deposit. Prior to that the booking will only be regarded as provisional.


Payment

We accept payment by cash, credit or debit card. Please note there will be a 1.9% handling charge there is no profit made on this. No payments will be accepted by cheque.
Payment for any outstanding balance for the cost of your stay will be taken on your day of departure along with any extras incurred.


Debit/Credit Card Data Usage

We confirm that we comply with the Payment Card Industry – Data Security Standard and that your debit/credit data will only be kept and used after the deposit for your stay has been authorised, for payment in the event of :-


  • Chargeable breakages/damage
  • Breach of no-smoking or pet policy
  • Any extras incurred
  • Failure to pay balance on day of departure

If we do not hold details of a valid debit/credit card then upon arrival you will be required to provide your card details which will be taken as authorisation for payment in the above events.
In compliance with the Payment Card Industry – Date Security Standard we confirm that we do not keep details of your debit or credit card’s security number (the 3 digit number on the signature strip).


Cancellation by You

Deposits are refundable as long as we are given at least 28 full days notice prior to your date of arrival, of any cancellation. Any amendments to bookings within 28 days of your arrival date will be treated as a cancellation.
If you cancel or amend your booking within 14 days of your arrival date, or if you fail to check in (“no-show”) or you leave before your due departure date we reserve the right to charge you for the fully balance due for the whole of your booking.
It is recommended that you take out travel insurance which provides for cancellation cover.
If we are able to re-let the room at the same rate and for the period booked then the deposit will be refunded and no further payment will be required (this does not apply to amended bookings, “no-show” or guests that leave before their due departure date).


Cancellation by Us

In the unlikely event that we are forced to cancel your booking we will attempt to offer you alternative accommodation. If suitable accommodation is not available (or acceptable to you) then we will refund all monies already paid by you and confirm that you will not be liable for any further payment to us. In any circumstance where you are entitled to compensation, the limit of our liability to you arising from our breach of contract will be up to a maximum of twice the cost of your booking.


Amendment by Us

If you have booked a specific room, we will try to ensure that this room is available to you. We do however reserve the right to accommodate you in a different room. If this room is not acceptable, you have the right to treat the booking as being cancelled and we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from our breach of contract will be up to a maximum of twice the cost of your booking.
If you accept the new room and the new room is normally charged at a lower rate, then the difference will be deducted from the final balance due from you. If the new room is normally charged at a higher rate then you will not be charged the difference. This is the limit of our liability to you in these circumstances.


Arrival and Departure

You will be able to check in between the hours of 3pm and 9pm. If you would like to arrive earlier than 3pm or if you intend to arrive between 6pm and 9pm please telephone to arrange as our reception is not continually manned.
If prior arrangements have not been made and you do not arrive by 9pm, we are entitled to treat it as a “no-show”. Your booking will be cancelled and we have the right to re-let your room or refuse entry.
You are required to leave by 10.30am on the morning of departure. If you fail to do so, we reserve the right to charge for an additional night’s stay.


Damage and Breakage

We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. We do however reserve the right to charge for any damage or breakages which we consider was deliberately or recklessly caused. You will be notified in writing as soon as is reasonably practicable, if the damage is discovered after you depart. We also reserve the right to charge further sums if we are unable to re-let the room as a consequence of the damage.


Smoking Policy

We are a No Smoking Establishment. If we find that guests have been smoking in the room, then we reserve the right to ask you to leave immediately. You will remain liable for the whole of the cost of your stay. Whether or not you are asked to leave, we also reserve the right to charge a sum equivalent to one night’s stay if we are unable to re-let the room for 24 hours whilst it is fully aired. You will be notified in writing as soon as is reasonably practicable if evidence of smoking is discovered after you depart.


Pets

Well behaved dogs are welcome at a charge of £5 per dog per night (by prearrangement). We allow 2 dogs per room. Please note the following breeds are not permitted under any circumstance; Pitball Terrier, Dogo Argentino, Filo Braileiro nor Japanese Tosa. Dogs are welcome in Rooms 2,3, 4 ,6 and 7 only and by pre-booking. A towel will be provided for your dog but please bring your own dog bed/bedding. Dogs are welcome in the dining room during breakfast and guest lounge. Pets are not permitted on the furniture and are not to be left unattended in rooms or public areas and should be kept on a lead at all times (in and around the house). Pets are also not to be left in vehicles on our car park. We reserve the right to ask you or any member of your party to leave immediately if we consider this agreement to have been breeched. You will remain liable for the whole of the cost of your stay. We reserve the right to charge a sum in the event of damage being caused, or additional cleaning being required. You will be notified in writing as soon as is reasonably practicable, it the damage is discovered after you depart.


Children

We do not accept children under the age of 10 years old. Anyone under the age of 18 years old must be accompanied by a person 18 years of age or over.


During Your Stay

As well as not smoking in our house, guests are required not to light candles or aromatherapy oils or to bring take-aways into the house or rooms. If we find that guests have been lighting candles or aromatherapy oils or have brought take-aways into the house or rooms, then we reserve the right to ask you to leave immediately. You will remain liable for the whole of the cost of your stay. Whether or not you are asked to leave, we also reserve the right to charge a sum equivalent to one night’s stay if we are unable to re-let the room for 24 hours whilst it is fully aired. You will be notified in writing as soon as is reasonably practicable if evidence of the above is discovered after you depart. Rooms contain decanted bottled water. These bottles should remain in your room. If bottles should be found to be missing after your stay, a charge will be made.

You are responsible for the behaviour of all members of you party. Behaviour should be in keeping with our relaxed environment and should not be excessive, noisy or disruptive, especially at night. Offensive of illegal behaviour will not be tolerated and may result in the police being involved. Offensive or aggressive behaviour or language towards us and/or our staff is not acceptable. We may ask you or any member of your party to leave immediately if we consider the behaviour to be in breach of this agreement. You will remain liable for the whole of the cost of your stay.


Our Liability

We do not accept any liability for damage to your property of injury to you (or other members of your party) whilst on our premises unless caused by the negligence of us, or our employees.


Data

Any data collected as a result of you booking will be stored in accordance with the provisions of current Data Protection legislation.


Law

Any dispute between us will be governed by the non-exclusive law of the English Courts.
