Access Statement for Lane Head Farm Country Guest House

Introduction

Lane Head Farm Country Guest House is located down a short private lane directly off the A66, on a sheep farm 8 miles from Keswick. Our nearest facility is The Troutbeck Inn which is 1 mile away. Other amenities are available in Keswick or Penrith (both 8 miles, 10 – 15 minutes drive). The farmland surrounding our property does not have a public right of way and it is not owned by us. It is possible to walk to Troutbeck along the coast 2 coast cycle route (a short gradual hill walk) that is located at the end of our lane. We offer 7 en-suite rooms consisting of 4 double rooms, 1 twin room and 2 four poster double rooms. One of our double en-suite rooms is located on the ground floor. Pre-Arrival

Our nearest train station is in Penrith which is about 8 miles away. There is a taxi service in Penrith, Town Taxis Penrith who can be contacted on 01768 868268 or visit their website www.towntaxispenrith.com. There is a bus service operated by Stagecoach that runs between Penrith and Keswick. The X4, X5 or X50 will stop in Troutbeck (1mile walk away) or at Mungrisdale Road End (under 1 mile). Between Troutbeck village and us there is not a footpath but there is an old road that runs parallel to the A66 which is part of the Coast to Coast cycle route (a torch would be recommended at night as there is not any street lighting). From us to Mungrisdale Road End again there is not a footpath but there is a tarmac cycle path that runs along side the A66 which is similar to a footpath (again a torch would be recommended at night).


Car Parking and Arrival

We have a parking area at the front of our property that can easily accommodate up to 9 vehicles. The parking area surface is loose stone and therefore uneven. There is one step down onto an uneven paved area in front of our front door and there is one step over the threshold. Outside lights are fitted on the front of our house including two that operate on sensors but the further away from the house then the darker the parking area is. The front door entrance is 186cm high by 82cm wide with a step measuring 6cm. We are happy to help with luggage.


Welcome Area

Our reception area is a tiled flat area with a couple of chairs for you to rest in while you sign in. The area is softly lit with a number of wall lights and a table lamp all fitted with energy saving light bulbs. Once you have signed in we’ll show you to your room.


Public Areas – Hall, Stairs, Landing and Corridors

From our reception area rooms are located in two directions. Firstly to the left, the tiled floor becomes carpet (no step) and to the left is located Bedroom 2, straight ahead is the dining room which has a slight slope up to the door and to the right are the stairs. This area is lit by two table lamps and one wall light all fitted with energy saving light bulbs. There are 7 stairs to a small half landing (there is not a hand rail for the first section) and then a further 6 stairs to the main landing. The deepest stair measures 19cm. Please note that as this part of the house was built around 1750 the stairs are not the same depth and the landing is not level. The stairs and landing are lit by one ceiling light fitted with an energy saving light bulb. Room 3 is located at the top of the stairs to the left. Directly in front is the public toilet which has a small step up (9cm). Room 4 is on the other side of the landing. Minding your head on a low beam and walking down a short corridor lit by one ceiling light fitted with an energy saving light bulb, Room 6 is directly ahead (3 steps up) and Room 7 is to the left.
Back to our reception area, and rooms 8 and 9 are located through a door way (72cm wide) to a small carpeted area in front of the stairs lit by one wall light fitted with an energy saving light bulb. There are 13 stairs and a hand rail is provided on the right hand side as you ascend. The deepest stair measures 19cm. At the top of the stairs is a small landing measuring 190cm by 83cm lit by a ceiling light fitted with an energy saving light bulb. Room 8 is on the left and Room 9 is on the right.


Bedroom 2

Our ground floor double en-suite room’s entrance doorway is 72cmwide. This opens into a small area 100cm by 150cm; the wardrobe is built into the wall on the right and the entrance to the en-suite is on the left. There is another framed entrance into the bedroom straight in front which measures 76cm wide. The bedroom area measures 244cm by 413cm. The 4ft 6in double bed is 51cm high (including the mattress). The whole room is carpeted. There are two wall lights fitted with energy saving light bulbs and also two bedside lamps.


Bedroom 2 En-suite Bathroom

The entrance is via two half doors which open into the bathroom and provide an entrance way of 74cm wide. The bathroom measures 131cm by 220cm and has carpet on the floor. There is one ceiling light in the bathroom and an extractor fan which is operated when the light is switched on. The shower is an 80cm square corner entry enclosure and has a step up measuring 26cm. The shower head is height adjustable and is operated by gripping and turning a dial. There is a grab rail fitted inside the shower enclosure. The height of the WC (from floor to seat) is 41cm. The pedestal washbasin is 76cm high. The taps are traditional style separate hot and cold.
